Headweir Mill House offers stylish accommodation in the heart of Exeter. The conversion of a building over 200 years old means every bedroom is unique and has a different layout and character of its own. We strongly advise booking directly with us to ensure your specific requirements are met. All rooms are en-suite some with shower cubicles, some with showers over baths and two with wet rooms. While every effort has been made during the conversion to incorporate modern facilities including sound insulation, it is a protected old building, so there may be the odd creaking floorboard etc.

Dog friendly

Dogs are allowed in our two basement rooms and are charged at £10 per dog per night. We do ask that dogs are not left unattended in the rooms.

Flood Defence Works
A new flood screen to protect Headweir Mill House and the neighbouring residential properties from flooding is currently being installed. This essential work is part of the £32 million Exeter flood defence scheme being undertaken by the Environment Agency.
This work will continue into the Summer of 2018 and has required the draining of the millrace immediately outside the property. Heavy machinery may be working in the millrace during the hours of 8am – 6pm Monday to Friday. We apologise for any inconvenience, but these works are completely beyond our control and will impact on the views from the river-facing rooms.

The entire building is a NO SMOKING area including electronic cigarettes and vaping products. If any evidence of smoking is found in any of our rooms a cleaning surcharge of £100 will be applied.


We have 11 spaces on the forecourt of the building, one for each room. Additional parking may be available in the adjacent Mill on the Exe pub car park, please ask reception if this is possible.


24-hour support is available from our reception team and ‘out of hours’ duty manager.

Check-in/departure times

Our rooms are normally available for check in from 3.00pm up to 10.00pm (latest check in time). Earlier arrivals may be possible – please contact reception to check availability.

Guests are requested to depart from their room by 10.00am. Later departures may be available – please contact reception to check availability


Headweir Mill House is a protected old building in a conservation area. Originally a townhouse, our accommodation is located across four floors with a staircase serving all levels. There is no lift. The front door to the accommodation is accessed via four steps, we have three rooms located on this, the original ‘ground floor’ of the house. Alternative access is available via a link corridor with the adjoining Mill on the Exe public house – there are two steps in this link corridor. Guests with specific access requirements are advised to contact reception who will be happy to provide advice and assistance.
